Privacy

What we collect, what we refuse to collect, and what you can take with you.

The short version

This summary is here so you can understand it quickly. The sections below are the operative policy.

  • We collect your address, your answers, and your email. That is most of it.
  • We drop a specific list of sensitive data rather than storing it. Section 3 is the list.
  • We never accept closing packets. Uploaded files never reach our database, and we delete them once we have read them.
  • We never sell your information. We do run Meta and Google ad tags, but only on our public marketing pages, never on any page inside your account. What they see is a visit to a public page, not your home.
  • Export everything, one click, any time. Delete it whenever you want.

SECTION 1Who we are

This policy explains how etheus LLC, a Utah limited liability company doing business as skookr ("skookr", "we"), handles personal information through the skookr website, apps, and area reports.

For state privacy laws, skookr is the controller (also called the "business") of the information described here. Our terms of service govern your use of the service.

Sensitive personal information

We do not collect it. We do not ask for your social security number, financial account numbers, precise location, health, biometrics, race, religion, sexual orientation, union membership, or the contents of your communications. Section 3 lists what our software actively strips out.

SECTION 3What we refuse to collect

We do not want this information and we do not keep it. When we read a document, we take the details about your home and drop the rest:

  • Social security or taxpayer ID numbers
  • Loan, mortgage, or account numbers
  • Bank routing or wire details
  • Payment card numbers
  • Dates of birth
  • Government identity documents
  • Signature images
  • Any other person's personal or financial information

Closing packets

We do not accept them, and we never will. A closing packet is full of your financial details and tells us almost nothing useful about your house. Our pipeline refuses the document type outright. Keep it private.

Photos work differently, and you should know how

Send us photos of your home, its systems, and their model plates. We read a photo to find equipment details, which means we cannot know what is in an image until we look at it. There is no filter that catches something before it has been read, so keep the paperwork out of frame.

What you send us is your choice

Our filtering is automated and no automated system is perfect. Do not send us the information above. If you do, you are responsible for having sent it, and we are not liable for it having reached us or for what it contained.

Tell us at privacy@skookr.com and we will delete it. We would rather know.

SECTION 4How documents are handled

If you upload an inspection report or a seller disclosure, four things are true.

You approve before anything is kept

We show you exactly what we propose to store, and nothing is written to your record until you say yes. This is a technical precondition in our system, not a screen you can click past.

Sensitive details are removed before the document is read

Redaction runs first. Everything in section 3 is stripped before any parsing happens. The process is automated and designed to fail closed, but it is not a guarantee, and it does not replace your obligation not to send us that material in the first place.

The original file never reaches our database

Uploads sit in temporary storage separate from your record, not backed up and not copied. They never reach our database, and we delete them once we have finished reading them.

An AI model reads the redacted text, inside our own account

To identify your home's systems, an AI model reads your document after the details in section 3 have been stripped out. That model runs inside skookr's own Amazon Web Services account, the same place your data is already hosted. It is not an outside AI service, nothing it reads is kept by it, and none of it is used to train a model.

Your original document is only ever read inside our own account. There it is converted to text and the sensitive details are removed before the model that identifies your systems ever sees it. That model reads only the redacted text, never your original file, and we never send your document, redacted or not, to any outside AI service. The file itself lives only in temporary storage and is deleted within 24 hours, usually within seconds.

SECTION 5Cookies, analytics, and tracking

We use a small number of cookies and similar technologies:

  • Strictly necessary: to keep you signed in and to keep the service secure. These cannot be turned off.
  • Analytics: none today. We do not currently run an analytics provider of any kind. If we add one, it will be named here.
  • Advertising, on our public pages only: we use Meta and Google advertising tags so we can show ads to people who visited skookr. These fire on our marketing pages, before you have an account.

Where the advertising tags stop

Advertising tags run on our public marketing pages only. They are NOT PRESENT ON THE PAGES INSIDE YOUR ACCOUNT: your home record, your systems, your plan, your reports, and anything else you reach after signing in.

What an advertising network receives is that a browser visited a public page on our website. It does not receive your address, your systems, what we found, or what it might cost.

We still do not build advertising profiles about you, we do not upload customer lists to advertising networks, and we take no money for placing anything inside the product.

Global Privacy Control. If your browser sends a GPC or similar opt-out signal, we honour it as a request to opt out of sharing for targeted advertising, and the advertising tags do not load. You can also use the Do Not Sell or Share My Personal Information link in our footer, which does the same thing.

You can also clear or block cookies in your browser. Blocking the strictly necessary ones will stop you from signing in.

Do Not Sell or Share My Personal Information

We never sell your information. To opt out of the advertising sharing described above, do any one of these. All three do the same thing and none of them requires an account:

1. Turn on Global Privacy Control in your browser or extension. We honour it automatically and the tags never load.
2. Email privacy@skookr.com with the subject "opt out". A person handles it.
3. Block third-party cookies in your browser.

Opting out does not change your service, your price, or anything you can see. We will not ask you why.

SECTION 6Data about places

Much of what skookr knows is about areas rather than individuals: climate and freeze patterns, soil and water, local pests, seasonal risks. That information attaches to places, not to you, and is shared across everyone in the same area. It is not personal information.

Your own corrections are different. When you tell us something about your home, your answer overrides any outside source, permanently.

SECTION 7Email

  • An area report is something you asked us for. We send it once.
  • Ongoing seasonal email is a separate choice, off by default. We never bundle it with the report.
  • Service email about your account, billing, or security is not marketing, and you cannot unsubscribe from it while you have an account.
  • Every marketing message carries a working unsubscribe and a real sender address, and we honour unsubscribes promptly.
  • If you gave us a zip code and did not opt in, that zip is not stored against you.

SECTION 8Who else sees your information

Service providers who help us run skookr: hosting, authentication, payments, email delivery, analytics, and error monitoring. Each is bound by contract to use your information only to provide that service to us, and not for their own purposes.

Anyone you deliberately share with. If you share your record with a prospective buyer, you control that link and can revoke it at any time.

Legal and safety. We may disclose information if we are legally required to, or to protect the rights or safety of someone. We will tell you unless we are legally prohibited from doing so.

Business transfers. If skookr is acquired or merges, your information may transfer as part of that. This policy continues to apply until you are given notice of a new one.

Two things we do not do

We do not sell personal information, and we have not sold any in the past 12 months. We take no referral fees or kickbacks from contractors or suppliers, so nothing in skookr is there because someone paid for it.

We do share personal information for cross-context behavioural advertising, in the specific and limited way section 5 describes: advertising tags on our public marketing pages only, never inside your account. The categories shared are online identifiers and internet activity relating to those public pages. We do not share any of the categories in section 2 that concern your home. You can opt out at any time using the Do Not Sell or Share My Personal Information link in our footer, or by sending a Global Privacy Control signal, and we do not require an account to do it.

We do not knowingly share the personal information of anyone under 16.

SECTION 9How long we keep things

  • Uploaded documents: deleted once processing completes. They are never written to our database.
  • Your home record and account: for as long as your account is open, because that history is the point of the product.
  • After you delete: removed from live systems within 30 days.
  • Backups: a rolling 35 day window, after which deleted data ages out.
  • Area report requests and marketing email: 24 months after your last engagement, or until you unsubscribe.
  • Usage and analytics: 25 months.
  • Billing records: seven years, for tax.
  • Security and access logs: 12 months.
  • Place data: kept indefinitely, because it describes a place rather than a person.

SECTION 10Security and breaches

We encrypt data in transit and at rest, restrict internal access to people who need it, keep access logs, and design around collecting as little as possible. Section 3 is a security measure as much as a privacy one: data we never hold cannot be lost.

No system is perfectly secure and we do not claim otherwise. If a breach affects your personal information, we will notify you and any regulator that has to be told, within the time the applicable law requires, and we will tell you what happened and what to do about it.

SECTION 11Your rights

Wherever you live, you can:

  • Know what we hold about you and why.
  • Get a copy of it. Export is one click, from any account state, at any time.
  • Correct anything wrong. Your correction is kept and overrides our sources.
  • Delete your record and your account.
  • Opt out of marketing email at any time.
  • Not be discriminated against for exercising any of these. Your price and your service do not change.

How to make a request

Use the controls in your account settings, or email privacy@skookr.com. We will confirm receipt within 10 days and respond within 45 days, extending once by a further 45 days if it is complicated, and telling you if we do.

We verify requests by matching them to the email on the account. An authorised agent may act for you with written permission we can check.

If we say no

You can appeal by replying with "appeal" in the subject line. A different person reviews it and we respond within 45 days with a written explanation. If we deny the appeal, we will tell you how to complain to your state attorney general.

SECTION 12State-specific rights

Some states give residents additional rights. Where they apply to us, we extend them to everyone rather than running different rules per state, because that is simpler and fairer.

California

You have the rights in section 11, plus the right to know the categories in section 2, and the right to limit the use of sensitive personal information. We do not collect sensitive personal information and we never sell personal information. We do share it for targeted advertising in the limited way section 5 describes, so you have the right to opt out: use the Do Not Sell or Share My Personal Information link in our footer, or send a Global Privacy Control signal. We will not ask you to create an account or verify your identity to opt out, and opting out changes nothing about your service or your price.

Colorado, Connecticut, Virginia, Texas, Oregon, Montana, and other states with comprehensive privacy laws

You have the rights in section 11, including the right to appeal a denial, described above. We do not process personal information for targeted advertising, for sale, or for profiling that produces legal or similarly significant effects about you.

Nevada

Nevada residents may direct us not to sell covered information. We do not sell it.

Everyone else

If your state or country gives you a right not listed here, email us and we will honour it where the law requires, and usually where it does not.

SECTION 13Children

skookr is for adults who own or manage a home. It is not directed to anyone under 18, and we do not knowingly collect personal information from anyone under 13.

If you believe a child has given us information, email privacy@skookr.com and we will delete it promptly.

SECTION 14Where your data is processed

skookr is operated from the United States and your information is processed and stored there, on Amazon Web Services infrastructure in Oregon (the us-west-2 region). Our service providers are located in the United States.

If you use skookr from outside the United States, you understand your information will be processed in the United States, where privacy laws may differ from those where you live.

SECTION 15Changes

If we change this policy in a way that materially affects your rights, we will tell you by email and in the product at least 30 days before it takes effect. We will not quietly update the date at the top.

The version and date at the top of this page always reflect the current policy, and we keep previous versions available on request.
